Exterior Painting Services
Every exterior surface is different — different prep, different products, different techniques. We’ve painted them all across Waukesha County. Select a service below to see what’s involved.
Exterior House Painting
A full exterior repaint is one of the highest-return investments a homeowner can make. We handle the entire project — prep, prime, paint, and cleanup — so you get a result that looks great and holds up through Wisconsin winters. No subcontractors, no surprises.
- Full home exterior repaints — all surfaces
- Power washing and surface cleaning before prep
- Scraping, sanding, and caulking all gaps
- Primer on all bare wood and problem areas
- Two-coat finish with premium Sherwin-Williams or Benjamin Moore
- Landscaping and hardscape fully protected
- Daily cleanup — jobsite left tidy every evening
House Siding Painting
Siding is the largest painted surface on most homes and the one that gets hit hardest by Wisconsin’s freeze-thaw cycles. Getting it right requires matching the right paint product to the siding material — vinyl, wood, fiber cement, and LP SmartSide all have different requirements.
- Vinyl siding — specialty adhesion primers, no peeling
- Wood siding — scraping, back-priming, moisture barrier
- Fiber cement (HardiePlank) — factory finish prep, bonding primer
- LP SmartSide — engineered wood prep and premium topcoat
- Full cleaning and mildewcide treatment before painting
- Color consultation available — we’ll help you choose what works
Brick & Masonry Painting
Painting brick and masonry is a specialty — the wrong paint traps moisture inside the masonry and causes damage over time. We use breathable, elastomeric coatings formulated specifically for masonry that allow moisture vapor to escape while providing a durable, long-lasting finish.
- Brick, block, stucco, and poured concrete surfaces
- Breathable elastomeric coatings — prevents moisture trapping
- Bridges hairline cracks and surface irregularities
- Efflorescence treatment before painting
- Masonry cleaner and prep wash included
- Suitable for homes, retaining walls, foundations, and commercial
Exterior Trim & Fascia Painting
Trim and fascia are the details that define a paint job — crisp lines, clean edges, and consistent color make the difference between a house that looks freshly painted and one that just looks like it got a coat of paint. We take the detail work seriously because it shows.
- Window casings, door frames, and surrounds
- Fascia boards, soffits, and rake boards
- Shutters, columns, and decorative millwork
- Garage door trim and entry door surrounds
- Semi-gloss or satin finish for durability and cleanability
- Rot assessment included — replace before we paint
Barn & Outbuilding Painting
We paint barns, sheds, garages, pole buildings, and agricultural structures throughout Waukesha County and the surrounding rural communities. Large structures require the right equipment, the right products, and experience working efficiently at scale — we bring all three.
- Barns, pole buildings, and equipment sheds
- Agricultural and commercial outbuildings
- Wood, steel, and fiber cement exterior surfaces
- Airless spray application for large surfaces
- Oil-based and alkyd barn paints for maximum durability
- Serving Eagle, Palmyra, Mukwonago, and rural Waukesha County
Garage Door Painting
A freshly painted garage door has a bigger impact on curb appeal than most people realize — it’s one of the first things visitors notice. Whether you’re matching new paint on the house or refreshing a faded door, we’ll prep and paint it right so it holds up and looks sharp.
- Single and double garage doors — wood, steel, and fiberglass
- Surface cleaning, degreasing, and scuff sanding
- Bonding primer for steel and previously painted surfaces
- Semi-gloss or satin finish for durability
- Color matching to existing trim or new house color
- Often completed same day — minimal disruption
Cedar Shake Siding Painting & Staining
Cedar shake siding is one of the most beautiful exterior finishes — and one of the most demanding to maintain. It requires breathable coatings that let the wood move with seasonal moisture changes. The wrong product causes peeling, cracking, and accelerated wood decay. We know what works on cedar in Wisconsin’s climate.
- Cedar shake and cedar shingle siding
- Back-priming all replacement shakes before installation
- Breathable solid, semi-solid, or semi-transparent stains
- Cabot, Defy, and Arborcoat cedar-specific products
- Mildewcide treatment for shaded north-facing cedar
- Pairs with our cedar shake roofing services
Exterior Wood Staining
Exterior wood staining preserves the natural character of wood while protecting it from moisture, UV damage, and Wisconsin’s freeze-thaw cycles. Unlike paint, stain penetrates the wood fiber rather than forming a film on top — which means it won’t peel, chip, or bubble, and it ages more gracefully over time.
- Log homes and log cabin siding
- Board and batten and vertical wood siding
- Rough-sawn and smooth cedar siding
- Solid, semi-solid, and semi-transparent stain options
- UV-blocking stains for south-facing exposures
- Full prep — cleaning, stripping old finish if needed, brightening
Exterior Painting Across Waukesha County & Beyond
Midwest Painting Pros is based in North Prairie, and most of our exterior work is right here in Waukesha County — Waukesha, Pewaukee, Brookfield, Mukwonago, Oconomowoc, you name it. We’ve painted lakefront homes, farm properties, and everything in between.
We also take jobs out into Milwaukee, Jefferson, Walworth, and Racine Counties pretty regularly. If it’s a fit for our schedule, we’ll drive to it — distance has never stopped us from taking on a good project.
Every neighborhood is a little different, and we’ve painted through most of them — historic homes near Wauwatosa with original wood trim, lake houses out toward Geneva and Oconomowoc that see a lot of sun and moisture, and newer builds out past Waterford and Ixonia where a house might just need its first repaint. We adjust the approach to the house, not the other way around.
Not sure if you’re in our range? Just call. Most of the time the answer is yes, and if it’s a stretch we’ll tell you straight rather than waste your time.

Every project starts with a free on-site estimate — no pressure, no obligation.
Cost & Pricing
Cost is primarily driven by:
- Square footage of paintable surface area
- Number of stories – two-story homes cost 30-40% more than ranch-style due to staging and additional labor
- Amount of prep work needed, including scraping, priming, and rot repair
- Trim and detail complexity
- Paint product tier selected
National platforms like Angi cite lower averages, but those do not reflect Wisconsin’s regional pricing. Severe seasonal weathering and intensive prep requirements mean costs across Waukesha and surrounding counties run higher than national baselines.
We provide free, detailed written estimates so you know exactly what’s included before any work begins.
Specific cost drivers on two-story homes include scaffolding or extension ladder staging for upper siding and gables, longer preparation time protecting rooflines and upper trim, and additional time painting second-floor windows, dormers, and fascia boards. If the home has a complex roofline or multiple gable ends, costs increase further. We account for all of this in the written estimate upfront.
We visit the property, assess all surfaces, identify prep issues such as rot, peeling paint, failed caulking, and moisture damage, then provide a written estimate covering labor, materials, prep, and cleanup. No vague line items and no surprise charges when the invoice arrives.
Timing & Climate
| Month | Avg High | Painting Suitability |
|---|---|---|
| January-March | 28-44 degrees | Not suitable – freeze risk |
| April | 56-57 degrees | Marginal – watch overnight lows |
| May-June | 68-78 degrees | Excellent |
| July-August | 79-82 degrees | Good – avoid direct sun over 90 degrees |
| September-October | 59-73 degrees | Excellent – ideal cure conditions |
| November | 45 degrees | Marginal – project-dependent |
| December | 31-33 degrees | Not suitable |
We monitor weather closely and will never paint in conditions that compromise the finish, including high humidity, rain forecast within 24 hours, or temperatures dropping below 50 degrees overnight after application.
For projects that must be completed in cooler conditions, premium low-temperature formulas can extend the season. Sherwin-Williams Duration, Emerald, and Resilience – and Benjamin Moore Aura and Element Guard – are engineered for application down to 35-40 degrees. However, even with these products, both air and surface temperatures must remain above 35 degrees for at least 24-48 hours after application to cure correctly. Wisconsin’s freeze-thaw period runs roughly December through early March, during which exterior painting is not recommended.
The key is consistent temperatures above 50 degrees with no frost forecast for at least 48 hours after application. If you’re thinking about an exterior paint job and it’s late summer or early fall, don’t wait until spring. Weather windows close quickly in Wisconsin and fall slots fill up fast.
Several local environmental factors accelerate paint wear in Waukesha and surrounding counties:
- Lakefront properties near Pewaukee Lake, Nagawicka Lake, and Lac La Belle experience high humidity and heavy morning dew that can trap moisture behind paint film if surfaces are not fully dry before painting.
- South-facing siding in open neighborhoods like Barton and Delafield receives intense UV exposure that breaks down paint binders faster, causing chalking and fading.
- Wooded lots in communities like North Prairie and Genesee retain moisture on north-facing siding, encouraging mildew and algae growth.
Signs it’s time to repaint include peeling, cracking, chalking, significant fading, or any visible bare wood.
Paint & Products
For Wisconsin’s climate specifically, we use and recommend:
- Sherwin-Williams Duration Exterior – self-priming, mildew resistant, Lifetime Limited Warranty covering peeling and blistering for the original homeowner.
- Sherwin-Williams Emerald and Resilience – premium low-temp formulas that can be applied down to 35 degrees for extended-season work.
- Benjamin Moore Aura Exterior – outstanding fade resistance and adhesion on difficult surfaces including previously painted wood and fiber cement siding.
- Elastomeric coatings – for masonry, brick, and stucco; bridges hairline cracks and handles moisture transmission well.
The right product also depends on the surface. Masonry, wood, vinyl, and fiber cement each have different requirements. We match product to surface, not a one-size-fits-all approach.
Important warranty details to know:
- The warranty is non-transferable and does not pass to subsequent buyers if the home is sold.
- In the event of a valid claim, Sherwin-Williams provides replacement paint to repair the affected area or refunds the original paint purchase price.
- Labor costs are excluded; the warranty covers paint replacement only, not the cost of application or removal.
- The warranty does not cover color fading, structural movement, or failures resulting from improper surface preparation.
This is why proper prep work is non-negotiable. A paint warranty is only as good as the surface it was applied to.
- Paint – opaque, covers all surfaces, longest lasting on vinyl, fiber cement, and aluminum siding, and required for most painted substrates.
- Solid stain – opaque like paint but penetrates wood fiber; good for rough-sawn cedar, log homes, and board-and-batten siding.
- Semi-solid stain – partially shows wood grain; common on decks and wood fences.
- Semi-transparent stain – shows full grain; used on newer cedar decks and natural wood surfaces.
We handle both exterior painting and all stain opacities across Waukesha and surrounding counties and will recommend the right product for your specific surface during the estimate.
Additional local causes include:
- Inadequate surface prep – painting over dirty, chalky, or damp surfaces prevents adhesion.
- Missing back-priming – wood siding must be primed on all four sides including the back face before installation to prevent moisture absorption.
- Lakefront humidity – properties near Pewaukee Lake, Nagawicka, and Lac La Belle experience elevated dew points that extend drying times.
- UV breakdown on south-facing siding – binder degradation from intense solar exposure causes chalking and cracking that allows water infiltration.
Proper prep – cleaning, scraping, priming, and caulking – is the single most important factor in preventing early paint failure.
Prep & Process
Our prep process step by step:
- Power wash all surfaces and allow to dry completely.
- Scrape all loose, peeling, or flaking paint.
- Sand rough edges smooth.
- Caulk all gaps, cracks, and open joints.
- Spot prime all bare wood and problem areas.
- Mask windows, doors, landscaping, and hardscape.
- Apply full prime coat where needed before topcoat.
Paint jobs that fail in 2-3 years almost always come down to skipped prep steps.
Painting over rotted wood is one of the most common mistakes in exterior painting. It looks fine briefly, but the paint fails quickly and rot continues spreading underneath. We identify rot during the estimate and include repairs in the scope so the project team can coordinate the repair and painting work properly.
Minor rot is treated with epoxy filler. Severely rotted boards are replaced outright. We’ll show you what we find during the walkthrough and explain options before quoting the repair.
Power washing removes surface contaminants that prevent paint adhesion, including mildew, algae, chalking from old paint, salt deposits near roadways, and general dirt buildup. For wood siding with heavy mildew, we follow washing with a mildewcide treatment before painting to prevent regrowth under the new coat.
Timeline is primarily driven by:
- Home size and number of stories.
- Amount of trim and detail work.
- Extent of prep and repair needed.
- Weather – we will not paint in rain or below 50 degrees.
- Number of coats required.
We give you a realistic timeline in the written estimate and communicate throughout the project if anything changes.
We communicate with you throughout the project and schedule a final walkthrough when work is complete so you can review everything before we leave. For multi-day projects we provide a daily summary of progress and what’s planned for the next day.
Local & Permits
Permit requirements may be triggered when the project includes:
- Siding replacement or substantial exterior material replacement.
- Roofing work or roof sheathing replacement.
- Window alterations, including changes to opening dimensions.
- Structural framing or carpentry modifications.
For standard exterior repaints, most local building departments treat the work as cosmetic maintenance. If your project includes repairs beyond paint, verify requirements with your city, village, or town before work begins.
Many homes across Waukesha and surrounding counties were built before the 1978 lead paint ban, meaning lead-safe compliance applies to a significant share of local painting projects.
What this means in practice:
- Ask whether the scope requires lead-safe renovator credentials or a lead-certified company.
- Confirm who is responsible for containment, cleanup, and disposal if painted surfaces will be disturbed.
- Window replacement or partial demolition can trigger additional lead-safe requirements regardless of square footage.
- Before work begins on a pre-1978 home, verify the current requirements with Wisconsin DHS or your local building department.

With Midwest Painting Pros specifically:
- Chad, the owner, is present on every project.
- Our crews work from a clear written scope, with local oversight from estimate through final walkthrough.
- Based in North Prairie – we serve the communities we live in, not a territory assigned by a corporate office.
- A 5.0 rating across 51 Google and Facebook reviews is built one job at a time, not managed by a franchise marketing team.
National franchises have strong brand recognition, but their pricing, crew quality, and accountability varies significantly by location. With a locally owned team you always know who is responsible for the outcome.
If your painting project includes structural repair work, ask what credentials, permits, or inspections apply before work begins. Requirements can vary based on the municipality and the exact type of repair.
When hiring any contractor in Wisconsin:
- Ask what credentials apply if structural work is involved.
- Verify whether permits or inspections are required for the specific scope.
- Confirm the contractor carries appropriate insurance coverage.
