Planning a home refresh or your next stay?

Start with the rooms and outdoor surfaces that need work, when you want to use them, and access to the property. A Walworth County home refresh may combine a guest-room repaint, kitchen cabinets and a deck, but each part needs its own preparation and return-to-use plan. These details help turn a wish list into a useful estimate.

Inside: rooms, cabinets and access

List walls, ceilings, trim and cabinets separately. Include furniture, stored belongings and access arrangements so the scope accounts for protection as well as the finish.

  • Identify the rooms you want ready first.
  • Choose who will approve colors and scope.
  • Share your daily routine or planned visits and the intended use date.

Outside: decks, siding and trim

Deck boards, railings and siding can have different existing coatings and exposure. Include close-up photos of worn areas and wider views of stairs, trim and access.

  • Identify the existing paint or stain when known.
  • Include agreed wood repairs in the estimate.
  • Allow the selected finish its required drying conditions.

Lake homes, historic downtowns
and the towns between.

From Lake Geneva, Williams Bay and Fontana to Elkhorn, Delavan, East Troy and Whitewater, we plan painting around your property, its surfaces and how you use it.

Start with the right municipality.

A mailing address and municipal boundary are not always the same. Walworth County’s OneView property information can help identify your parcel and municipality. Share the full street address when requesting your estimate.

Plan around time at the lake.

For a seasonal home, include arrival dates, access arrangements and the outdoor spaces you want ready to use. We can discuss rooms, siding, trim and deck staining together so the written scope reflects your priorities.

Keep storefront details in the scope.

For a downtown commercial property, identify the trim, doors and other painted surfaces you want refreshed. Share any design-review or grant requirements early so the estimate describes the proposed work clearly.

We recently had our house painted while also having our roof replaced and Midwest Painting Pros (Chad specifically) were wonderful to work with! He worked with us every step of the way and helped coordinate the work schedule with the roofers. They even took on a few extra projects that we noticed along the way. Would highly recommend for all your painting needs!

Can local programs help with your painting project?

Some historic-home and commercial improvement projects have resources worth checking while the scope is being prepared. Eligibility belongs to the property and approved work; the programs below are separate from your MPP estimate.

Historic homes: exterior painting can qualify

Wisconsin’s historic-homeowner program provides a 25% income-tax credit for eligible rehabilitation costs. Exterior painting can qualify when historic status and the proposed work meet the program requirements. Approval comes before work, and eligible spending must exceed $10,000 within the standard two-year project period.

A home’s age alone does not establish eligibility. Include photos of original siding, trim and masonry in the planning conversation: historically painted surfaces and previously unpainted masonry are treated differently under preservation standards.

Review the historic-homeowner program and its contractor standards.

Elkhorn businesses: paint and drywall improvements

Elkhorn’s Building Improvement Grant application includes paint and drywall work among its eligible categories. It is a reimbursement program for qualifying commercial improvements; the property district, approved scope and available funding affect the award.

Assemble project photos, proposed colors and vendor estimates while checking current requirements with the Elkhorn Economic Development Alliance. This is a commercial-property resource rather than a general homeowner painting discount.

Our planning range for an exterior repaint with about 2,000 square feet of paintable surface is $3,000–$8,000. A single interior room is typically budgeted at $400–$1,600. Preparation, repairs, access, and finish details affect the final price; your written estimate confirms your specific scope.

Yes. We can discuss deck or fence staining, exterior painting, and agreed wood repairs together. Your proposal identifies the surfaces, preparation, finish, and repairs included so you can compare the complete project.

Repainting can be part of Delavan’s Downtown Design Overlay review. The code distinguishes repainting with approved colors and materials from changes in appearance, and it has a specific exception for exclusively residential properties without Walworth Avenue frontage. Identify the district and proposed colors while planning the scope. Read Delavan’s downtown design-review requirements.

Yes, exterior painting can qualify under Wisconsin’s historic-homeowner program when the property and approved work meet its requirements. The credit is 25% of eligible costs. Apply and receive approval before work begins; a home’s age alone does not establish eligibility. See the Wisconsin Historical Society program.

Walworth County directs oil-based paint to hazardous-waste collection and allows completely dried latex paint in household trash. Clean Sweep does not accept latex paint. Check current collection information and your hauler’s container instructions; keep usable, labeled touch-up paint for your finished surfaces. Read the county’s paint-disposal guidance.
